When Showing Your Home
Have valuables stored away safely as not all people you show your home to will actually be buyers. Unfortunately, you usually have no way of knowing who you’re dealing with so being safe is truly better than being sorry. If you have valuable furniture or art pieces, it might be reasonable and certainly peace of mind to have a relative keep the item(s) during your sales effort. You may even decide to put any such item(s) in a secure storage unit or of reach or eye sight of any house visitor.
Beware of buyers who want to look at your home at odd times of the day or night. Although some people work weird hours or have a hard time coordinating with a co-buyer it is important to note that having someone with you even during regular hours is a good idea for physical protection for yourself and warding off any potential law suites.
It is always a great idea to have your potential buyer fax you their “Pre-Qualification” or “Pre-Approval” from their Lender to ensure that 1) they have the ability to purchase, 2) you know that they are serious at least to the point of working with a Lender. You will save yourself and your family form some frustration of preparing your home to show, when in reality some buyers just can’t buy your home.
Having a “Guest Register” is a must. Some of your guests will balk at this but do not be intimidated. You need to be aware of who comes into your home to protect your household in the event something does come up missing or you become the recipient of other foul play.
Making your property flier will be what is left in the hands of your prospects at the end of the day. You should know that you will be competing with other properties all day. At the end of the day when the buying parties are sitting around the kitchen table talking about the top properties you want to be well represented there. Your property flier is key. A good picture is VERY IMPORTANT. You also need to be organized in the information you provide. Start with # of bed rooms, baths, other rooms and then the remaining amenities your home offers. If you are offering any “Seller Financing” make sure you state just that towards the top of your brochure, maybe under the picture.
